Properties are character-owned or character-rented homes with persistent doors, access, interiors, and funds. The current door label is authoritative: it identifies whether a property is for sale, accepting tenants, owned, or otherwise unavailable.

Find properties for sale or rent

Use /listings anywhere to browse current world-market sale properties and owner-published rentals. Filter by offering, broad location, house or apartment form, interior tier, price, and nearest/low/high price sorting. The directory keeps only the best 50 matches; narrow the filters when more match. /listings reset restores the defaults. The direct form starts with /listings show sale or /listings show rent and accepts the optional filters shown by command help.

Select a result for current details, then mark its route. A standalone home marks its door. A unit inside another building marks the reachable containing entrance and tells you to continue through the ordinary labelled doors. A listing never reserves, buys, or rents the property; use /buyproperty or /rent only after reaching and rechecking the actual door. A changed, sold, unlisted, auctioned, or unreachable result is rejected as stale. /listings off clears only the property-listing marker and will not replace another active job, dispatch, GPS, or waypoint marker.

Owners can opt an eligible rentable property into this directory for free with /property listing on at its exact door, and remove it with /property listing off. Publication has no owner name, contact field, custom text, fee, or expiry. It ends automatically when ownership, market, or rentability no longer permits the offer. The local door can remain rentable even when it is not published in the directory.

Understand ownership, tenancy, and shared access

These are separate relationships:

  • an owner bought the property and controls its market, tenant, fund, and shared-key settings;
  • a tenant rents there and keeps a tenancy key while that tenancy remains active; and
  • a shared keyholder received access from the owner without becoming an owner or tenant.

All three can use an unlocked property door. A key does not bypass a lock, and ownership or access belongs only to the current character.

Ending a tenancy removes its tenancy access. It does not remove a separate key that the owner also shared with the same character. Use /keys when the remaining access is unclear.

Buy a property for sale

  1. Stand at the exact door of an unowned property advertised for sale.
  2. Review the current label and make sure your bank can cover the displayed amount.
  3. Use /buyproperty once.
  4. Wait for the final success or refusal.
  5. After success, check the door label and /keys before managing or entering the property.

There is no separate purchase-confirmation offer. A completed purchase charges the bank, assigns ownership, and grants the owner key together. If the displayed price changed after you reviewed it, the stale purchase refuses before charging; reread the current door label before trying again. If the result is unclear, do not submit another purchase immediately; compare the door label, bank balance, and key list first.

Rent an available property

A property must be offered for rent by its owner. The current listing controls whether new tenants can join and shows the amount that applies when the tenancy starts.

  1. Stand at the listed property door.
  2. Check that your character is not already renting another property and that the bank can cover the first rental period.
  3. Use /rent once.
  4. Wait for the final result, then confirm the tenancy access through /keys.

Starting a tenancy immediately charges the first rental period and grants tenancy access together. There is no separate confirmation prompt. The agreed rent is recorded for that tenancy; a later listing change does not silently rewrite it.

Ongoing rent is collected from the tenant’s bank through the payday flow when the tenancy becomes due. If the bank cannot cover a confirmed due payment, the tenancy and its tenancy key end. Check the current payday and tenancy feedback rather than relying on copied timing details.

Use /unrent when you intend to leave. Completed rent already paid is not treated as a refundable deposit.

Control the door and share access

Stand at the property entrance and use /lock to change its lock state. Unlock before entering from outside; use /enter and /exit at the corresponding labelled points.

Only the owner can grant or revoke shared property keys. The owner starts the normal key offer at the property door, and the recipient must accept while both characters remain available and close enough. A tenant or shared keyholder can use the door and lock but cannot redistribute owner-controlled access.

Manage tenants and rent as the owner

Use the actions under /property while standing at the owned property’s door to:

  • change the advertised rent for future tenancies;
  • open or close the property to new tenants;
  • review active tenants; and
  • evict an eligible online tenant.

Closing the property to new tenants does not remove existing tenancies. Eviction ends the selected tenancy and its tenancy access, but any separately shared key remains a separate entitlement.

Use the property account

Rent income enters the property’s own account rather than the owner’s carried cash. At the property door, the owner can review that account and use the /property deposit or withdrawal actions to move money between it and the owner’s bank.

Wait for the final result of each transfer. If a balance looks unexpected, compare both the property account and bank balance before retrying. See Money and banking for the difference between cash and bank funds.

Prepare before selling

Selling returns the property to the market; it is not a transfer to another player.

Before opening the sale confirmation:

  • remove or sell every furniture item still held by the property;
  • collect loose world drops you do not want to abandon;
  • clear any mortgage on the property, because an unresolved mortgage blocks the sale outright;
  • resolve any property obligation named by the refusal message; and
  • understand that all tenancies and property keys will end if the sale completes.

Then:

  1. Stand at the door as the owner.
  2. Use /sellproperty.
  3. Review the displayed sell-back result and cancel if you are not ready.
  4. Confirm once and wait for the final result.

A completed sale deposits the sell-back proceeds and remaining property-account funds into the owner’s bank, ends all tenancies, revokes every property key, and marks the property for sale again. Cancelling the confirmation changes nothing.

Property sale is permanent for that ownership. Verify that belongings and access arrangements are settled before confirming.

Recover from a refusal or unclear result

  • Purchase is refused: recheck the current market label, bank funds, ownership eligibility, and exact door position.
  • Rent is refused: recheck that the listing accepts tenants, your character has no other tenancy, and the bank can cover the first period.
  • A tenancy ended but the door still works: inspect /keys; the owner may have shared a separate key.
  • A key offer failed: return the owner to the property door, keep both players close, and create a fresh offer.
  • Property management is refused: confirm the current character owns the property and is standing at its exact door.
  • Sale is blocked: clear property-held furniture, pay off any mortgage on the home, and correct the specific obligation reported before reopening the confirmation.
  • Opening the home to tenants is refused: an unresolved mortgage blocks letting; clear it first.
  • A transaction result is unclear: do not repeat it immediately. Check the door label, /keys, the relevant account balances, and carried or placed belongings first.
  • You disconnected with a sale confirmation open: reconnect and recheck ownership; an unsubmitted dialog does not complete the sale.
